A conversation with Yuval Schultz, ASDEN’s Director of International Sales, about the vision behind VIDA Hadera
Q: After years of turbulence, where does the Israeli real estate market stand today?A: It’s complex. Over the past five years, we’ve experienced two major disruptions—the global pandemic and, more recently of course, the two plus years of war. Yet through it all, Israel’s economy has shown surprising resilience. While there’s surely a slow-down in parts of the market, areas with limited supply, especially coastal ones, are seeing steady interest. With interest rates beginning to drop, we expect a strong rebound. The key is to look at the micro level: not just the city, but the neighborhood, even the block. That’s where you will see anomalies that are based on a unique product with limited supply and a high demand.
Q: What makes the timing and location of VIDA Hadera significant?A: We’re very excited to be nearing completion of the foundation as we prepare to build upward. The project’s location is extraordinary: just steps from one of Israel’s most stunning beaches, near the Gador Nature Reserve. It’s also the final project in this cluster of beachfront lots, meaning nothing else will be this close to the shoreline. It’s one of the last chances to buy this close to the sea.
Q: Why Hadera? And why now?A: Hadera is in the midst of transformation. While other coastal cities like Netanya and Ashkelon have already risen, Hadera is just starting to tap into its extraordinary potential. The new bullet train line from Haifa to Tel Aviv, which is set to open by 2030, will include a single stop, in Hadera, bringing the city closer to the Tel Aviv metropolitan area. That infrastructure alone will drive demand and value.
Q: What sets VIDA apart from the other new projects in the area?A: We’re not just building apartments, we’re creating a community. Most of our buyers are English-speaking families who plan to use the apartments seasonally or eventually make Aliyah. We're deliberately building something that feels familiar, warm, and connected. That’s reflected in our design, which features Shabbat elevators, a private shul, communal sukkah, and premium amenities like the business lounge, infinity pool and high-end gym.
Q: What kinds of buyers are gravitating toward VIDA?A: It’s a mix. We have young families, retirees, siblings buying side by side, and others looking for a second home in a special project. About 75% of our buyers are Anglos from the U.S., UK, Canada Australia and South Africa, while the rest are Israelis who want a more upscale, beachside lifestyle.
Q: With prices softening nationally, how do you view the long-term investment value of VIDA?A: VIDA isn’t designed, built or priced like a commodity. It’s a beautiful project that is tastefully upscale. True beachfront property in Israel is scarce. A beachfront property with world-class design, extreme attention to detail, open panoramic views, and an Anglo-friendly, Orthodox-aware community? That’s even rarer to come by. As the area develops further, I believe VIDA will become the go-to coastal destination for this audience—and demand and value will rise accordingly.
Uniquely, VIDA offers a wide range of sizes. We have small apartments, all with direct sea views, at a relatively affordable entry price starting at 670K USD as well as large 6-bedroom units on various floors.
Q: Any parting words?
A: In times like these, so many Jewish families abroad are feeling a deeper pull toward Israel.
